Application approval is based on a satisfactory rating. Areas considered in the approval process
include credit history, previous residency (min. 2 years required), employment, and household income.

To Reserve An Apartment:
Simply complete an application and leave a application fee of $35
(money order) per applicant and $200 towards the Security Deposit. We
require an application fee for all occupants over 18 years of age.
Approval of an application is generally 2 – 3 days. The $200 becomes
non-refundable 24 hours after application is approved.
Residency Qualifying Criteria
In signing the application and submitting your application fee, you
are giving us the right to research the information you have provided to
us:
WE WILL CHECK YOUR RESIDENCY HISTORY FOR TWO YEARS PRIOR.
WE WILL CHECK YOUR EMPLOYMENT HISTORY FOR TWO YEARS PRIOR.
WE WILL CHECK YOUR CREDIT RATING WITH THE CREDIT BUREAU.

require that every person above the age of 18 who resides in the
apartment have an approved application on file.

A
co-signer may apply solely for the purpose of meeting the income
requirements.

The income required for qualification is based solely on your verifiable
gross income. Your salary must be in line with the following:

Our minimum income requirements for an individual is such that 25% of their gross
monthly income be allocated to rent.
|
|
We will allow up to 30% of the gross monthly income to be
allocated for the rent, if credit history and landlord
references are superlative. |

Each roommate will be allowed 30% of their monthly income to be
allocated to 50% of the monthly rent. |

Please understand that any falsifications or omissions deemed deliberate
are grounds for disapproval. APPROVAL OF THE APPLICATIONS IS BASED ON
THE SOLE DISCRETION OF THE MANAGEMENT. We practice under the equal
opportunity housing codes and we do not discriminate based on age, race,
color, religion, sex, familial status, handicap or natural origin. In
signing the lease application, you are aware that if the application is
not approved or you change your mind, the application fee of $35.00 per
person is NON-REFUNDABLE. The Earnest Money is refundable within 72
hours of starting the application process. Should your application be
disapproved for credit reasons, we will provide you with the name of the
credit bureau which provided us with the information that in whole or
part influenced our decision. Under the Fair Credit Reporting Act, you
have the right to obtain a free copy of your credit report.
